Signature Lodges are sold on a 35 year licence agreement. Inevitably all sorts of things will change in that time and we can't hope to guess what they will be. The notes below are correct now but please bear in mind the context of long term ownership when reading these points.

Our Signature Lodges range from £132,995 to £149,995 in value depending on the specification and location of each model. Get in touch with a member of the team to find out more about the price and specification of a particular lodge and to arrange to see the lodge for yourself. Running costs will apply once you have purchased your Signature Lodge by Park Resorts, but rest assured that your personal contact will go through all the finer details before you make any decisions about ownership.

You are buying your lodge outright. You will also get a 35 year licence which gives you the right to site your lodge within the development for up to 35 years.

We will give you a written contract explaining all the terms of your purchase and occupancy. The agreement is based on industry standard documentation produced by the British Holiday and Home Park Association. We recommend that you obtain independent legal advice and a full explanation of its terms.
It is important to understand that terms of the contract may change over time with changing circumstances.

No, the licence is a right to occupy a pitch within the park for up to 35 years. We can substitute a different pitch, if we need to, of similar quality.

Lodges are sold by different companies on a variety of terms and lengths of licence, some as short as 20 years. Signature Lodges are sold with a 35 year licence because we believe that a longer licence is likely to provide better value to our owners.

To secure a lodge we will normally ask for a small deposit on the day you decide and then 10% of the price within two weeks. The balance has to be paid before you take possession of your lodge.

Two choices in most cases; the type of lodge and which pitch. We will normally have some carefully chosen lodges sited and ready to purchase, which you can start using as soon as you've paid in full and, where necessary, the services are fully connected. Most of our owners prefer this quick and simple approach. However, others prefer to specify a particular lodge from one of our suppliers. You can choose the number of bedrooms, layout, decoration, furniture - in fact, just about anything!
Early on with our developments there can be a good choice of pitches and we will always try to accommodate your preferences where possible. If you want choice it is best to reserve a plot as quickly as possible and then choose the lodge that suits you best.

Not long at all. If you are buying a lodge that is already sited it's just a case of sorting out the paperwork. If you choose to specify a lodge to be built for you it will take longer, perhaps 3 to 4 months.

Signature Lodge ownership documents have been designed with individuals or couples in mind. However, if you would like to buy with other members of your family we will try to help.

Yes, you can part exchange caravan holiday homes, touring vans or motor homes.

Signature Lodge developments are all next to or within Park Resorts' holiday parks. You can enjoy all the facilities for free if you wish or relax in the peace and quiet of the Signature Lodge development itself. All Signature Lodge developments are extensively landscaped and have controlled access to give them a feeling of seclusion and security. From quality and tranquillity to excitement and fun we think we provide the best of all worlds - and it's up to you to decide which benefits you choose to enjoy!

The facilities vary from one development to another but most have free access to extensive leisure facilities at adjoining Park Resorts holiday parks. These usually include a swimming pool, sports courts, bar and restaurant facilities. If these facilities are important to you please ensure that you check what is available on your chosen park before making your purchase.
Of course there is no guarantee that these facilities will always be available. We can change or withdraw them.

We allocate two parking spaces to each Signature Lodge. Usually they will be adjacent to your lodge. There is also communal parking around the park for any guests that may be visiting.

Dogs (other than those classed as dangerous dogs) are welcome, but they must be well behaved, quiet, and kept on a lead at all times when outside the lodge.

No, all Signature Lodge developments are restricted to second home/holiday home use. All our owners must have a residential address, either in the UK or overseas. All our developments will close for part of each year and you will not be able to use your Signature Lodge during that time.

Yes, for the benefit of all owners and guests. The rules, terms and conditions are there to protect the developments and most importantly our Signature Lodge owners. The rules cover areas such as noise, parking, ornaments, plants and general conduct. A full copy is available on request.

All lodges have a small number of annual charges and full details of their current levels are on our price and availability sheets or can be explained by any member of our team. The charges include pitch fees and rates. As you would expect, you must insure your lodge and will pay for the metered gas and electricity you use, just as you would at home. Metering ensures that you only pay for what you use. You should make sure you understand all the charges so please ask if you need any information or help.

Holiday home insurance is compulsory for all Signature Lodges. Details of the type and amount of insurance required are available from the Signature Lodge team.

No, as your Signature Lodge is a holiday home it is not liable to council tax. However, a small rates charge is payable as mentioned above. We cannot, of course, guarantee that government rules will not change in the future.

Yes, where our costs increase or with inflation.

All our lodges come with a full manufacturer's guarantee for the first year and a 10 year Goldshield cover. Full details are available on request.

We want to keep Signature Lodge developments looking great. We will look after all gardens and the development but you will be responsible for the upkeep of your lodge. Details will vary according to which lodge you choose to buy. Of course we can help with lodge maintenance if you prefer.

Yes, lots of lodge owners like to rent out their lodges when they are not using them. It can be a great way to generate income from your Signature Lodge to cover some or all of its running costs. We can help with our lodge letting service including marketing, booking, maintenance, cleaning and customer service, for which we will charge you a commission. The sub-let scheme ensures that your lodge looks as good when you next come to visit as it did when you left it, giving you complete peace of mind. It is interesting to note that short break UK lodge holidays have continued to grow in popularity for several years, and by more than 20% in 2007*. With the hassles of flying and growing environmental pressures it seems likely to remain popular.
